Vote NO on
5‑H LLC R‑2 Zoning!
The evolution of Salida is being shaped by developers, unelected city planning commissioners, and city staff. They are not responding to what the citizens say. Rather, they are sacrificing our small-town character to rapid, unchecked, and inappropriate development.
The 5‑H property (15 acres by the golf course) has been proposed for a major development by Walt Harder. It was annexed for 72 housing units, but zoned R‑2. This R‑2 zoning allows for a maximum of approximately 175 units.

Overdevelopment impacts all of us. The 5‑H project is just the latest example. If we don’t stop this overdevelopment, your neighborhood could be next. Let’s stop this by rejecting this latest effort to drive our city in unwanted directions.

The Issues

Overdevelopment
There has been a 74% increase in residential units built and planned since 2000, while the population has increased only 9%. Yet they are still pushing for more units, such as in the 5‑H project.

Loss of small-town character
50% of respondents to the 2022 Community Survey indicated that “Preservation of Small Town Character” was a major issue. This has yet to be addressed.

Inadequate water supply
We are in a severe drought, with the lowest water flows in history in our rivers. “[…] under extreme drought conditions, the demand could exceed supply”.

Critical gaps in planning
Salida doesn’t have up-to-date plans for employment, schools, or infrastructure to support the growth in housing, nor assessments of the increased human impact on nature.
This pace of unjustified, high-density growth erodes what makes Salida special: our tight-knit community, scenic surroundings, and quality of life. Salidans deserves thoughtful small-town growth.
Let the people of Salida, not developers nor bureaucrats, decide Salida’s future.
